Important
ExtendPal provides planning information and design assistance tools. Nothing produced by ExtendPal constitutes professional architectural, structural engineering, or legal advice. Planning decisions rest with your relevant council. Meeting Building Regulations requires sign-off by a qualified professional. Do not rely solely on ExtendPal outputs when making decisions about your property.
1. What Extend Is
ExtendPal is a technology platform that helps homeowners in Northern Ireland understand and navigate the planning and building control process for residential extensions. ExtendPal is not a regulated architectural practice and does not provide regulated architectural services directly.
The service includes: address-based planning jurisdiction resolution, permitted development eligibility checking, an AI-assisted design briefing tool, floor plan capture, AI renders, and the generation of drawing documents. ExtendPal does not make a planning or building control submission on your behalf, and does not provide a professional sign-off. The drawings are yours to take to a suitably qualified professional.
2. Professional appointment
ExtendPal does not appoint, employ or facilitate the appointment of an architect, architectural technologist or engineer, and does not certify or sign any drawing it produces. Where your project needs a professional appointment, that appointment is yours to make directly, and that professional acts under their own duty to you.
3. Acceptable Use
You may use the platform only for lawful purposes relating to your own residential property. You must not:
- —Use the service to assist with planning applications for properties you do not own or have express permission to act on behalf of.
- —Attempt to circumvent rate limits, scrape data, or submit automated requests to our AI endpoints.
- —Submit false information about your property — including misrepresenting planning constraints — to obtain an incorrect planning assessment.
4. No Guaranteed Approval
ExtendPal's planning eligibility checks indicate likely eligibility under current permitted development rules as interpreted by our rules engine. Councils retain final discretion. A positive eligibility check from ExtendPal does not constitute planning permission and does not guarantee approval.
5. Permitted Development — Your Responsibility
By using ExtendPal, you confirm that the property is not subject to conditions, covenants, or designations (such as conservation area status, AONB, or listed building consent) that would restrict permitted development — unless you have declared otherwise during onboarding. ExtendPal is not liable for planning outcomes arising from inaccurate declarations.
6. Payments and Refund Policy
Paid tiers are billed monthly via Stripe. Prices are shown inclusive of VAT where applicable. You may cancel your subscription at any time; you will retain access until the end of the billing period. Refunds are not issued for partial billing periods except where required by consumer protection law.
If you believe you have been charged in error, contact help@extend.app within 14 days.
7. Intellectual Property
AI renders, design suggestions, and technical documents generated through ExtendPal belong to you, the project owner, under a perpetual licence for personal use in connection with your property. You retain ownership of all project data you input.
ExtendPal retains the right to use aggregate, anonymised data (never personally identifiable, never your address or project details) to improve its planning rules engine and design assistance models.
8. Limitation of Liability
To the extent permitted by law, ExtendPal's maximum aggregate liability to you in connection with the service is limited to the total amount you have paid to ExtendPal in the 12 months preceding the claim.
ExtendPal is not liable for: planning refusals, council enforcement, neighbour objections, cost overruns on construction, or any loss arising from reliance on AI-generated outputs without independent professional verification.

10. Governing Law
These terms are governed by the laws of Northern Ireland and England & Wales. Any disputes will be resolved in the courts of Northern Ireland.
